Project Brief
This was essentially a dual occupancy in Mooroolbark and a property investment project. The clients had a beautiful original property on which they wanted to maximise investment and rental returns. As property investors, they wanted to modernise the existing house and sub-divide the property to build a new second dwelling at the back. The plan was to rent the front house as soon as possible. And then rent the back one once it was finished.
The Work We Did
The existing house received a renovation that included polished floorboards, new heating and cooling. Both inside and outside the house received a fresh paint job. The finished renovation looked great, and the client was able to rent the newly updated house while finalising plans and permits to build the second home.
RQM Construction managed the subdivision process for the client. This included working with draftsmen to design a low-cost house, applying for permits and new titles with the local council.
Following council approval, RQM commenced construction on the rear dwelling. We built a new single storey house that maximised the use of the land. It included 3 bedrooms, two bathrooms, a chef’s kitchen with walk in pantry and the latest appliances. A double garage with interior access added to the appeal of the house.
To comply with council requirements for the sub-division, RQM constructed a double lock up garage for the original house. And we put in a new driveway and landscaping for both.

The Result
The front house was renovated and delivered early so the client could generate rental income early. The new back house was built on budget and in schedule and promptly rented out.
This dual occupancy project in Mooroolbark successfully maximised the returns from the land and substantially increased the capital gain. It added to clients’ property portfolio and they were happy with the building process and the end result.
